Mr. Dilip Mali

Current Secretary of a Dewan’s Kalpaka Cooperative Housing Society Ltd.  He plays a crucial role in the management, administration, and day-to-day functioning of the society. His responsibilities are primarily governed by the Maharashtra Cooperative Societies Act, 1960, and the Model Bye-laws of Cooperative Housing Societies

Key Responsibilities

Administrative Responsibilities

  • Maintain and update society records, including membership registers, property details, and resident information.
  • Ensure proper documentation of agreements, notices, minutes of meetings, and correspondence with external authorities.
  • Conduct Annual General Meetings (AGM) and Special General Meetings (SGM) as per the cooperative housing society rules.
  • Circulate notices for meetings and maintain accurate records of minutes of meetings.
  • Maintain financial records, including expenses, income, and audit reports.
  • Ensure timely collection of maintenance charges, sinking funds, and other dues.
  • Assist the Treasurer in preparing the annual budget and submitting financial statements to auditors.
  • Ensure society’s bank accounts and funds are managed properly.
  • Ensure the society follows the Maharashtra Cooperative Societies Act, 1960 and other housing regulations.
  • Submit necessary reports and documents to the Registrar of Cooperative Societies.
  • Handle any legal disputes related to the society, including property issues, membership conflicts, and maintenance disputes.
  • Oversee the proper execution of property transfers, tenancy agreements, and share certificate issuance.
  • Supervise repair and maintenance work of common areas, including lifts, water supply, gardens, and security.
  • Coordinate with vendors and contractors for cleaning, waste management, and security services.
  • Ensure compliance with fire safety, electrical safety, and structural stability regulations.
  • Process applications for new membership, property transfer, and nomination.
  • Address resident complaints and grievances, ensuring smooth resolution.
  • Organize social events, cultural programs, and community welfare activities.
  • Act as the point of contact between the management committee, members, and external authorities.
  • Represent the society in dealings with municipal authorities, water and electricity boards, and legal entities.
